How to get tenants into your rental property fast

Landlords know that the worst thing that can happen with their rental is that it’s void for any length of time. But what do you do when you’ve repaired, redecorated, refurbished, done all the right things, and it STILL isn’t letting? You have one final trick up your sleeve.

This happened to me just recently with one of my properties. I was living many miles away, and couldn’t just pop over to see for myself why it might not be renting.

The previous tenant had done a bunk, and although I’d done all the right things, and put it with different agents, placed ads myself, nothing was happening. A few viewings but no takers. I really couldn’t understand this, and with a lot of money going out each month on the mortgage, this was just not OK.

Finally, I was prompted into taking inner action (funny how what you teach others sometimes seems to be the last thing you think of doing yourself!) by a close friend, who said ‘You have to love that house Jane! At the moment, you’re hating it, resenting it, and wishing you hadn’t bought it. That won’t work.’

She was right, and I just hadn’t realised it. That day I created a picture of the house with the photos I had of it, all nicely cleaned and decorated. I directed my thoughts lovingly at it, I affirmed that I had a marvellous long-term tenant, and I refused to let any other thoughts enter my head about it. I practiced feeling great about this house, with it’s wonderful tenants in, did this every morning for a couple of minutes, and then I didn’t think about it anymore. Within 3 weeks, I had a delighted tenant.

Here’s another example from a friend of mine. It’s about selling her property, but the principle is exactly the same.

“When I wanted to sell my flat in Greenwich, London, in early 2006, it was on the market for 5 months and hardly had a viewing. This was when the property market was still relatively fluid of course so I was surprised as it was a beautiful flat in a cracking location, with uninterrupted views over treetops looking towards Greenwich Park. God, I loved that flat! Anyway, I lowered the price by £10k, and still nothing. Eventually, I changed estate agents and marketed it with them at the same price. For a few weeks — nothing, then I decided to go to the flat and give it a really good clean. I remember the day well. I still had tenants in the flat but they were at work. It was June and 31 degrees that day and I worked like a slave until all the (copious) dust was out of all the corners and the place was spotless. I even climbed outside the south-facing sash windows in the heat and cleaned them until they gleamed… Within a week I had FIVE VERY INTERESTED POTENTIAL BUYERS!! No kidding, I ended up selling it for what I originally wanted as they were bidding against each other to buy it!! The interesting thing is that I was still quite emotionally attached to the flat and not really completely clear that I wanted to sell it, however taking ACTION in the direction of selling it seemed to help to clear the pathway for the sale to happen. For me there was also something about putting loving attention into the flat that I loved so much to prepare it for sale. I really felt like I was saying a final sad farewell that day and within 2 months it was sold.”

So the power of the mind is incredible. It can be used for you, or against you. In both these cases, we started out with the odds apparently stacked against us, with no logical explanation for why the properties weren’t renting or selling. If you’re in this situation, I strongly advise taking some loving action, in whatever way. Be disciplined about directing your thoughts and feelings positively about your property, take physical action if necessary, and keep going until change happens.
